How can I book and find availability?

Can I book direct rather than through Holiday Lettings?
Yes you can and this will save you the booking fee that HL charge in addition to my prices. When you know your dates, contact us via here.
How many people can stay at Sonshines?
Up to 6 adults/children and a child up to the age of 3 (cot for sleeping) Max of 7 in total.
Is the pool heated during the cooler months?
It can be heated but there is an additional charge for this. Please ask for the current charges.
Are cleaning products provided?
Unfortunately not; you are responsible for cleaning supplies including washing detergent as this is a self-catering facility.
Is the property cleaned during our visit?
Cleaning is carried out before your arrival and once you leave. During your stay, you are responsible for general cleaning including laundry. If you would like a maid to call, there is an additional fee that can be paid direct to Inn House. Please contact the office direct if you would like this service.
What safety is there for young children?
Everyone's safety is very important to us. Under Florida law, all doors that open to the pool area are serviced by individual alarms in the event of a door being opened. The pool also has a child safety fence in place to prevent our youngest guests from entering the water without supervision. No child must be in the pool area without adult supervision. It is the law.
Can I move the cot to a different room?
Unfortunately not as it is a full size cot that was erected in the room and will not pass through the door.
Are beach/pool towels provided?
All towels are provided for both the house use (plain) and beach/pool use (patterned)
Is bed linen provided?
Yes all linens are provided and you are responsible for washing them during your stay. We even provide linens for the cot.
Is the kitchen well equipped?
The kitchen is possibly one of the best equipped rental kitchens you will ever encounter. Guests are often astounded that we even have a potato masher.
Is the alarm system easy to use?
Yes it is. We provide you with step by step instructions and it is monitored by ADT. I also have access to the system via an app.
Are pets allowed at the villa?
Unfortunately not. We love animals but unfortunately, family allergies make it impossible for us to share our home. In addition, with Italian leather furniture, the risk of damage is too high.
Can I smoke in the property?
Unfortunately not. We ask that guests smoke outside the property either in the porch area or out the back, taking special care to dispose of cigarette butts carefully.
What happens if I accidentally damage something whilst staying?
We ask you to be honest with us and we'll quickly tell you what to do. It may mean a trip to Wal-Mart to replace an item for a couple of dollars. When you book you do pay a security deposit but we don't like to make claims against our guests and if our agent has to collect/repair items, it always cost more. Honesty really is the best policy.
Do you take groups of college students?
University/college students are always welcome providing they are accompanied by parents.
Is the villa suitable for Stag/Hen parties?
Sonshines is in a very quiet residential area and not suitable for serious partying. My neighbours are lovely so I quickly know if things get too lively. To be honest with you, head towards International Drive and you'll find everything you need to make it a party holiday.
Is there CCTV at the property?
Yes there is. A fully monitored security system by ADT is in operation with external cameras. Please ask if you have any concerns as we do conform to privacy laws.
Are there any extra fees?
Extra fees are only payable for the following:
£45 cleaning fee (compulsory)
Pool heating if required POA (optional)
Late checkout fee £40 (optional) This must be discussed prior to booking as it may not be available on your departure date.
Are there any staff at the villa?
No staff are at the villa with you. You have total privacy although the villa is serviced once a week for pool care and garden care.
Do we share the villa with other guests?
It is only your group who will be staying at the villa during your visit.
How do I know that my payment is secure?
Payments made through Trip Advisor/Holiday Lettings are covered through their guarantee. Any bookings made direct to us is backed by the PayPal guarantee and our reputation; check our reviews to see what guests think of us.
What is the refund policy?
In the event of needing to cancel, if we are able to move dates for you, we will do so free of charge.
If you need to cancel in its entirety, you will loose the deposit if it is more than 8 weeks before travel. If you cancel 4 weeks before departure and you have paid the full balance, 50% will be refunded.
Is it possible to pre-reserve the villa for a desired period of time?
I will reserve dates for 24 hours without taking a deposit to enable you to finalise travel arrangements etc. If there are special plans to be made that require further planning, please contact me direct and I will see what I can do.
What are the check in and check out times?
You can check in after 4pm on the day of arrival.
Check out is by 10am unless arrangements have been made at time of booking. It may be possible to arrange a late check out but it may incur an additional charge. Late check out is never available if we have guests checking in on the same date as your departure.
Why do all travellers need to be identified?
We need to keep accurate records in case of emergencies and for tax purposes. This will include names, addresses, ages and telephone numbers. This information is kept secure and not shared unless required by the relevant authorities. We never pass information onto marketing companies.
How does the hand over of the villa work?
7-10 days before your arrival, I will send you all the information that you need to access the villa. When you arrive, we ask you to check the property carefully and report anything of concern within 24 hours.
Who will take care of any problems during our stay?
During your stay you have a couple of options open to you. Firstly I am always available via email, WhatsApp, messenger etc although, as I'm based in the UK, please be aware of the time difference (+5 hours). You will also be given 2 cellphone numbers and a landline number to the UK.
We also have a property management company who oversee our property in our absence who are also available in an emergency. If its general maintenance, ring or email the office and leave a message but please let me know too.
Is there a minimum stay?
Minimum stay is 4 nights.
What do I do about trash collection?
At the side of the villa, you will find 3 large trash cans. Brown- general rubbish, Blue - recycled rubbish and Green - garden rubbish. In the garage, you will find a chart indicating the days of collection. Please put the cart down by the curb side the night before collection. It must be brought back once emptied on the day of collection or a fine is imposed by Kissimmee Authority which is passed onto guests.
Is it possible to include extra guests later?
Yes, it is possible to add extra guests later, providing it does not exceed occupation limits.
How do I organise transportation for my vacation?
From the airport to the villa, most guests have arranged car rental. However, some guests use Uber or other similar services for their transportation needs.
